LKYOOB is a multidisciplinary design studio based in Jumeirah 1, Dubai, specialising in bespoke private residences for clients commissioning a home rather than purchasing one. What we design

Our work is the bespoke private residence. Most commissions are new-build villas on private plots in Dubai's established communities, designed from the ground up: the massing, the plan, the structure, the interiors, the landscape and the details, conceived together as one architecture. We also take on comprehensive reinventions of existing villas where the plot deserves more than the house standing on it.

Alongside villas, we design penthouses and apartment residences where the shell is fixed but everything within it is not. Here the discipline shifts from massing to plan, section and material, drawing the most from a given volume, its views and its light. The same team that shapes a villa's elevations shapes a penthouse's joinery, so the standard of thought does not change with the typology.

In every case the architectural questions are the same. How does the building sit on its site. Where does the light come from at seven in the morning and at six in the evening. What is the right weight and proportion for each room, and which materials will hold their dignity in this climate for decades. We begin with those questions, not with a style.

What makes a villa truly bespoke?

A villa is truly bespoke when it could not be moved to the neighbouring plot, or handed to the neighbouring family, without losing its logic. That is the honest test. A customised developer villa rearranges finishes within a fixed plan. A bespoke villa begins earlier, with the plot itself: its orientation, its levels, its views and overlooking, the direction of the prevailing light and the position of the neighbours.

From that starting point, everything is drawn for one household. The plan follows how the family actually lives, where they gather, how formally they receive guests, how they observe privacy between family and visitors, where staff circulation runs so that service is present but unseen. The section follows the light. The massing follows the street and the climate. None of this can be selected from a catalogue, because none of it exists until it is designed.

Bespoke also means the interiors, landscape and engineering are conceived with the architecture rather than after it. When a stone floor runs from the majlis through a shaded loggia to the pool terrace, that continuity was decided at concept stage, not negotiated between three companies at site stage. A villa is only as bespoke as its least considered detail.

How the process works

Every LKYOOB residence moves through the same five stages. Each stage settles a set of decisions so the next can build on firm ground, and the client approves the work at each threshold.

Vision & Lifestyle Study

We begin with the client and the plot, not with drawings: how the household lives, entertains and observes privacy, and how the site holds light through the day. Typically two to three weeks.

Concept & Design Direction

The first architecture: massing, plan organisation, the relationship of house to garden and pool, and the material direction. A small number of considered directions rather than many shallow ones. Typically four to six weeks.

Integrated Design Development

The concept is developed across all six disciplines at once, so the ceiling design already knows where the cooling runs and the garden already knows its levels. Typically ten to sixteen weeks.

Materials & Details

The stage that separates a fine house from a drawn one: stone, timber, metals and joinery selected and sampled, junctions detailed, documentation completed for pricing. Typically six to eight weeks.

Execution & Delivery

A frond plot on the Palm faces water on one side and close neighbours on the other. Emirates Hills offers scale and long views that ask for composed, unhurried elevations.
