Residential Architecture Firm in Dubai

LKYOOB is a residential architecture firm working from Jumeirah 1, Dubai, on bespoke new villas, complete transformations of existing villas, and penthouse and apartment residences. The studio designs and builds under one point of control, so the architecture that is drawn is the architecture that is delivered.

LKYOOB is a residential architecture firm based in Jumeirah 1, Dubai, founded by Moosa Swaidan and dedicated to private homes: bespoke new villas, complete transformations of existing villas, and penthouse and apartment residences. The practice works through a fully integrated design and build model, in which architecture design, interior design, engineering, landscape design, project management and execution oversight sit within a single team under one point of control. Every commission moves through five stages, from a vision and lifestyle study through concept, integrated design development and material detailing to execution and delivery, with the design stages typically taking six to eight months. Design is led by Mahra Al Ramlawi. The studio works across Dubai's established private communities, including Palm Jumeirah, Emirates Hills, Jumeirah, Al Barari, Dubai Hills Estate and Jumeirah Bay Island, and remains responsible for its architecture through construction to handover.

Architecture that begins with the household

LKYOOB designs from the end user outward. Before a line is drawn, the studio studies how the household lives: who cooks and who entertains, where the quiet rooms should sit, which spaces want morning light and which need afternoon shade, how private the family wishes to be from the street and from its neighbours. Architecture and interiors are conceived together from the first sketch, so the massing, the plan and the rooms within it belong to a single idea rather than two.

Building privately in Dubai also means designing within a framework of approvals. The city's established communities each carry their own design guidelines, governing heights, setbacks, plot coverage and the treatment of facades, and every villa must clear authority and master developer review before construction begins. Because engineering and project management sit inside the same team as architecture, LKYOOB prepares submissions once, coordinated across all six disciplines, and answers reviewers' questions from the original design intent.

The practice was founded by Moosa Swaidan, and design is led by Mahra Al Ramlawi. That continuity of leadership matters in residential work, where a commission runs from first study through construction and a client's confidence rests on the people in the room remaining the same. From the first meeting to handover, one studio holds the drawings, the decisions and the responsibility.

What should you look for in a villa architect in Dubai?

Look first for residential focus, then for integrated disciplines, approvals fluency and continuity of responsibility through construction. A practice that concentrates on private homes brings judgement shaped by the right questions: how a family moves through a day, where privacy is won or lost, how a house behaves in August as well as in January. A villa rewards that kind of attention, and suffers without it.

Integration is the second test. A villa is one building, yet it is drawn by several disciplines, and when architect, engineer, interior designer and landscape designer work in separate offices the design is coordinated by email and goodwill. Ask where each discipline sits and who resolves the conflicts between them. Ask, too, how the practice handles the design guidelines of the community you are building in, because the frameworks differ from Emirates Hills to Al Barari and fluency in them protects the programme.

The last test is what happens after the drawings are issued. Many firms hand the design to a contractor and step back to an occasional site visit, and the gap between intent and execution opens there. A residential architect worth appointing stays responsible through construction, reviewing the work against the details as drawn. LKYOOB was structured around that principle, with execution oversight carried by the same studio from the first meeting to handover.

Process

Five stages from first study to handover

Every architectural commission at LKYOOB follows the same five-stage sequence, and the design stages together typically take six to eight months before construction begins.

01

Vision & Lifestyle Study

Two to three weeks spent on the questions that precede architecture: how the household lives now and intends to live, what the plot offers in orientation, views and neighbouring buildings, and what the community's guidelines will permit. The brief that emerges is the foundation of every drawing that follows.

02

Concept & Design Direction

Over four to six weeks the studio shapes the building itself: massing, plan, section and the first elevations, tested against light, privacy and the movement of the family through the house. Interior direction develops alongside, so the architecture is never a shell awaiting decoration.

03

Integrated Design Development

Ten to sixteen weeks in which the concept becomes a fully coordinated building: architectural drawings developed together with structural and services engineering, landscape and interior packages, and the documentation prepared for authority and community approvals.

04

Materials & Details

Six to eight weeks devoted to the fabric of the house: facade materials chosen for Dubai's climate, junctions and shading resolved, and every detail drawn so the design intent survives pricing and construction without dilution.

05

Execution & Delivery

Construction, overseen by the same studio that designed the building. The architects who drew each detail review it on site, so questions are answered from the original intent and the villa that is handed over is the one that was designed.

Where we work

LKYOOB designs private villas and residences across Dubai's established communities, each with its own plot patterns, design guidelines and character.

  • Palm Jumeirah
  • Emirates Hills
  • Jumeirah
  • Al Barari
  • Dubai Hills Estate
  • Jumeirah Bay Island

Architecture in Dubai answers two constant briefs: climate and privacy. The studio orients each house to take light without glare, uses deep reveals, screens and planting to shade glass through the summer, and arranges courtyards and gardens so that outdoor rooms are usable for much of the year. Privacy is drawn into the plan itself, with entrances, windows and terraces placed so a family can live openly within its own walls without being seen from the street or from neighbouring plots. And although the studio's centre of gravity is Dubai, commissions are taken across the United Arab Emirates, carried by the same team under the same point of control.

How much do architects charge in Dubai?

Fees vary with scope rather than with ambition alone: how many disciplines are engaged, how far the drawings are developed before tender, and whether the practice stays responsible through construction. An appointment that covers architecture, interiors, engineering and landscape as one integrated scope is a different service from a set of concept drawings, and the two should not be expected to sit in the same place.

A fully resolved design protects the budget, because a decision made on paper costs a fraction of the same decision made on site. Every LKYOOB commission is scoped individually against the plot, the brief and the intended way of living, and the studio sets its fee out plainly before any work begins.

Why one integrated studio, not four separate firms

Appointing an architect, an interior designer, an engineer and a contractor separately creates seams, and seams are where residential projects lose time, money and intent. Each firm optimises its own package, and no single party owns the whole. LKYOOB was structured to remove those seams: six disciplines, from architecture design to execution oversight, carried by a single team under one point of control.

For the client the difference is practical. One brief, given once. One design conversation rather than four running in parallel, and when a question arises on site it is answered by the studio that made the original decision rather than negotiated between contracts. The studio's work is rated 4.4 on Google from 42 client reviews.

Frequently asked questions

How long does it take to design a villa in Dubai?

At LKYOOB, the design stages typically take six to eight months in total. The sequence moves from a vision and lifestyle study of two to three weeks, through concept and integrated design development, to a materials and details stage of six to eight weeks. Construction follows, overseen by the same studio through to handover.

Does LKYOOB only design villas, or does it also build them?

Both. The studio works through a fully integrated design and build model: architecture design, interior design, engineering, landscape design, project management and execution oversight are carried by one team under one point of control. The architects who draw the villa oversee its construction, so the design intent is protected on site. Responsibility never changes hands between the first meeting and handover.

Which communities in Dubai does LKYOOB design villas for?

The studio works across Palm Jumeirah, Emirates Hills, Jumeirah, Al Barari, Dubai Hills Estate and Jumeirah Bay Island. Each community carries its own design guidelines and plot characteristics, and the studio designs within them from the first concept. Familiarity with these frameworks is built into how every project is planned, submitted and approved. The studio also takes commissions across the United Arab Emirates.

Where is the LKYOOB studio located?

In Jumeirah 1, Dubai, at Office 02, Dubai Marine Beach Resort. The studio receives clients by appointment, and a first meeting usually begins with the plot, the brief and a table of material samples. Its position in Jumeirah keeps the team close to many of the communities in which it designs and builds.

Does LKYOOB handle authority approvals and community design guidelines?

Yes. Approvals are treated as part of the architecture rather than an afterthought. Each design is developed within the relevant community's guidelines from the first concept, and the documentation for authority and master developer review is prepared by the same team that drew the building. Because engineering sits inside the studio, submissions arrive coordinated across disciplines.

How much does it cost to engage a residential architecture firm in Dubai?

Fees follow scope: the disciplines engaged, the depth of the documentation and whether the firm remains responsible through construction. LKYOOB scopes and prices every commission individually, once the plot, the brief and the disciplines required are understood, and sets its fee out plainly before any work begins.

A home begins as a conversation about how you want to live, held long before anything is drawn. If you have a plot in mind, or a villa ready to become something else, we would be glad to start there.
