What did the brief for Volumes Villa ask for?
The brief runs to 9,200 sq ft of built-up area. Five bedrooms, a family living room, a formal living room, a dining hall, a home gym, a private cinema, a rooftop pantry, staff accommodation and a laundry and ironing room.
White boxes with full-height glazed corners step around a pool terrace and a sunken courtyard with a fire pit and planters. A timber-slatted tower marks one end of the house, and the entrance climbs lit steps under a dark canopy between timber-fin walls.
The hall rises through two floors under a chandelier of hanging glass rods, with a floating stair behind a glass balustrade and a skylit corridor above. The kitchen, a cream living room on a glazed corner and a bedroom with a padded headboard wall complete the set. All of them are design visualisations produced before construction.

A five-bedroom house in Dubai Hills with 9,200 sq ft of built-up area: a family living room and a formal living room, a dining hall, a home gym, a private cinema, a rooftop pantry, staff accommodation and a laundry and ironing room. The house is drawn to open to its garden and pool on the private side and to give the street a composed, closed face.
Architecture and interiors were one scope, so the double-height hall, the stair and the kitchen were designed as part of the same set of drawings as the volumes outside.
What Dubai Hills sets
In Dubai Hills the community's own review comes first. The master developer holds design guidelines for the estate, a villa proposal is assessed against them until a no-objection is issued, and only then does the drawing set move on to the permitting authority. The estate leans towards a contemporary architectural character, and the guidelines shape massing, how the house sits on its plot, the roof and boundary treatment, and how the facade reads from the street and from shared open space.
The sun path sets the rest: glazing, overhangs and the placement of terraces have to keep the interiors comfortable through the day, and a plot that faces the street asks for privacy to be built in from the front.
How the house answers it
The house is a set of white boxes with full-height glazed corners, stepped around a pool terrace and a sunken courtyard with a fire pit and planters. The glazing sits in the corners of the volumes, which is where the views and the evening light are, while the solid faces close the house where it needs closing. A timber-slatted tower marks one end of the house, and the entrance climbs lit steps under a dark canopy between timber-fin walls, so the street sees slats, fins and render rather than glass.
Inside, the hall rises through two floors under a chandelier of hanging glass rods, with a floating stair behind a glass balustrade and a skylit corridor above. The kitchen pairs a dark timber wall with a white island and a dining table; a cream living room takes a glazed corner with palms beyond; a bedroom is finished with a padded headboard wall and glazing to the garden.
