Luxury Villa Design in Abu Dhabi
LKYOOB is an integrated design and build studio based in Jumeirah 1, Dubai, and villa commissions in Abu Dhabi are a settled part of its work. We travel to the plot, whether it lies on Saadiyat Island or at Al Jurf: the same designers, the same accountability, from the first conversation to the keys.
LKYOOB is a multidisciplinary design studio founded by Moosa Swaidan, based in Jumeirah 1, Dubai, and commissioned for luxury villa design across the United Arab Emirates, including Abu Dhabi. The studio works on Saadiyat Island, Hidd Al Saadiyat, Jubail Island, Al Jurf, Yas Island, Al Raha Beach, Al Gurm and Nurai Island, designing bespoke new villas and complete transformations of existing ones. Its model is fully integrated: architecture design, interior design, engineering, landscape design, project management and execution oversight sit within one team, so each client holds a single point of control from the first meeting to handover. Every villa moves through five stages, beginning with a vision and lifestyle study and ending with execution overseen by the same studio, and the design stages typically take six to eight months. The team travels from its Dubai studio to each Abu Dhabi plot, and distance does not change the model.
Designing for island light and coastal air
In Abu Dhabi, the plots people commission villas on tend to sit on islands and along the water. Saadiyat and Hidd Al Saadiyat face the open Gulf, Jubail and Al Gurm sit among mangroves, Nurai stands alone offshore, and Al Raha and Yas hold long stretches of channel and beach. These plots read differently from inland land in Dubai: the light arrives off the sea and carries glare, the air carries salt, and the view is usually the reason the plot was bought at all.
So the villa is reasoned from those conditions. Orientation is set by water and sun rather than by the street. Glazing is sized and shaded to temper glare without giving up the horizon. External materials are specified for salt air from the first palette, not corrected for it later. The landscape is designed as the threshold between garden and shore, holding the domestic world gently apart from the public one.
Privacy is treated as a design material of its own. Island communities place substantial houses close together, and a plan must open the principal rooms to the water while screening them from the neighbours, through courtyards, layered thresholds and the careful placement of every window.
What does a full villa design service include in Abu Dhabi?
A full villa design service in Abu Dhabi covers architecture design, interior design, engineering, landscape design, project management and execution oversight, carried by one studio from the opening conversation to the finished house. At LKYOOB these six disciplines are not partner firms coordinated at arm's length: they are one team, in one room, answerable to one another before any drawing reaches you.
The service runs through five stages, from a vision and lifestyle study on your plot to construction overseen by the people who designed the house. Design direction is led by Mahra Al Ramlawi, and every decision, from the structural grid to the last door handle, passes across one table. For an Abu Dhabi commission this matters twice over: there is no local cast of separate consultants to assemble, and no gap between the drawings and the site for responsibility to fall into.
The five stages of a villa commission
The five stages hold their shape whether the plot sits close to the studio or on an Abu Dhabi island, and the rhythm of the work does not change with the address.
Vision & Lifestyle Study
Before anything is drawn, we come to you. The team travels from its Jumeirah 1 studio to walk your Abu Dhabi plot, reading its light, wind and sightlines, and sits with you long enough to understand how your household actually lives. Two to three weeks, spent mostly listening.
Concept & Design Direction
The findings become a direction: the massing of the villa, the arrangement of its spaces, the first material palette and the relationship between house, garden and water. Concepts are presented at the studio or on the plot, wherever the conversation is most useful. Allow four to six weeks.
Integrated Design Development
Architecture, interiors, engineering and landscape are developed together rather than in sequence, so a structural decision never surprises an interior and a garden level never argues with a floor plan. This is the longest design stage, typically ten to sixteen weeks, and it is where the villa becomes fully resolved.
Materials & Details
Junction by junction the villa is drawn, specified and priced before site work begins, with finishes proven against the coastal weather they will live in. Expect six to eight weeks. When this stage closes, there are no open questions left for the site to answer.
Execution & Delivery
Construction proceeds with the design team standing over it, present on your Abu Dhabi site as the work demands. The drawings, the decisions and the accountability stay in one place until the keys are handed over.
Where we work in Abu Dhabi
Villa commissions in Abu Dhabi come to us from the emirate's island and coastal communities, and each asks something different of a design. These are the places where we currently work.
- Saadiyat Island
- Hidd Al Saadiyat
- Jubail Island
- Al Jurf
- Yas Island
- Al Raha Beach
- Al Gurm
- Nurai Island
A villa in these communities answers to climate before it answers to taste: shade that is drawn into the architecture rather than added to it, glazing that tempers the Gulf light, materials that keep their character in salt air, and gardens planned for the evening and the cooler months. It answers to privacy in the same breath, opening to the water while holding the neighbours at a polite distance. Commissions are taken across the United Arab Emirates, carried by the same team wherever the land lies.
United States
The studio also works in the United States, in Texas and Florida. The team, the process and the standard of finish travel with the commission; what changes is the climate, the local codes and the way a house sits on its plot, and those are answered on their own terms.
- Houston, Texas
- Austin, Texas
- Miami, Florida
- Orlando, Florida
How much does luxury villa design cost in Abu Dhabi?
There is no honest single answer, because no two commissions carry the same scope. The cost of designing a villa moves with the plot and its conditions, the scale and complexity of the house, the depth of the interior work, the ambition of the landscape and the level of detail you want resolved before construction begins. Every LKYOOB commission is scoped individually, once we have stood on the plot and understood the brief.
What can be said plainly is that a fully resolved design protects a budget. A decision made on paper costs a fraction of the same decision made on site, and a villa that reaches construction with its materials, details and engineering settled does not accumulate surprises. Because the studio that draws the villa also oversees its construction, the design is shaped from the start by the realities of building it.
Why appoint one integrated studio rather than separate firms?
A villa run through separate firms passes through many hands, and something is lost at each pass: the architect's intent thins in the interior, the landscape arrives as an afterthought, and the contractor inherits drawings whose reasoning nobody on site can explain. An integrated studio removes those seams. At LKYOOB the six disciplines work as one team, decisions are reconciled before they are issued, and the people you meet at the first conversation remain accountable at handover.
For a client commissioning in Abu Dhabi from a studio based in Dubai, that continuity is the real assurance: a single standard of care, wherever the plot sits. Clients rate the studio 4.4 from 42 Google reviews, and what recurs in them is consistency, the same care at handover as at the first meeting.
Frequently asked questions
What does it cost to design a luxury villa in Abu Dhabi?
The scope is set out in writing after the first meeting on the land. What moves the figure is the plot and its conditions, the scale and complexity of the house, the depth of the interior and landscape work, and how much is resolved before site. Nothing is quoted before the brief is understood.
How long does the design of a villa take?
Six to eight months is the usual span from the first study to a fully detailed villa, with each stage moving at the pace set out above. Construction then follows, watched by the studio that drew the house.
Does LKYOOB have an office in Abu Dhabi?
No. The studio is based in Jumeirah 1, Dubai, at the Dubai Marine Beach Resort, and works across the United Arab Emirates. For Abu Dhabi commissions, meetings are held on your plot and at the studio, and the team travels to site as the work requires. The drive changes nothing about the attention the commission receives.
Which Abu Dhabi communities does LKYOOB design villas in?
Current work spans the emirate's island and coastal communities, from Saadiyat and its Hidd to Jubail, Al Jurf, Yas, Al Raha, Al Gurm and Nurai. A plot elsewhere in Abu Dhabi follows the same path.
Does LKYOOB only design new villas?
No. Alongside bespoke new villas, the studio carries out complete transformations of existing villas and designs penthouse and apartment residences. Each is carried by the same studio, answerable from start to finish.
Can LKYOOB design for a beachfront or island plot?
Yes, and much of our Abu Dhabi work sits on exactly that ground. Water plots set their own terms, and we read them on the first visit: where the sun strikes, how the wind carries, what the sea does to anything left unprepared. Those readings shape every drawing that follows.
If you hold a plot in Abu Dhabi, or a villa ready to become something else, we would be glad to walk it with you. The first conversation begins with how you live, and everything else follows from there.
