What did the brief for Radius House ask for?
The brief runs to 16,300 sq ft of built-up area. Seven bedrooms, two formal living rooms, two dining halls, a home gym, a private cinema, a rooftop pantry, a guard room, a powder room, staff accommodation and a laundry.
The house trades the straight line for the curve: a sweeping glass and stone facade wraps its terraces behind glass balustrades, and the pools mirror the arc so the architecture is doubled at the water's edge.
The garden front is seen from above with its two pools, planting and boundary wall, and from the side across the water at dusk. Every image here is a design visualisation of the concept, not a photograph.
Seen from the side, the curved stone bands of the two floors wrap the corner above a lawn and a lap pool edged with an olive tree and ornamental grasses. The front view looks across a stepped pool to the glazed living room, where ring lights hang from the curved ceiling and the planters are cut from the same pale stone as the walls.

A seven-bedroom house in Nad Al Sheba 3 with 16,300 sq ft of built-up area, and a programme written for entertaining: two formal living rooms and two dining halls, a home gym, a private cinema, a rooftop pantry, a guard room, a powder room, staff accommodation and a laundry. The scope was architecture and landscape, and the house is drawn not to look like its neighbours.
What Nad Al Sheba sets
Nad Al Sheba 3 holds a built stock of 1,570 four and five bedroom villas by Nakheel in Mediterranean and Moroccan styles, and ownership there is generally restricted to UAE and GCC nationals. A house that departs from the pattern has to earn it in the plan rather than in decoration, and it still works within the height the register allows a practice classified to G+4.
The licensing authority is established for the specific plot through Dubai's unified building permit platform, and the studio lodges its own application once that is settled.
How the house answers it

The planters are cut from the same pale stone as the walls, and the garden front, seen from above, shows the two pools and the planting held inside the boundary wall as one composition with the house.
