What did the brief for Line Villa ask for?
The brief runs to 12,350 sq ft of built-up area. The brief asked for four bedrooms, a formal living room and a dining hall, with a rooftop pantry, a guard room, a powder room, staff accommodation and a laundry.
Deep, flat roof slabs step out over long white walls, with timber soffits and slatted screens shading the glazing, and the house sits back behind a planted pavement. The entrance is set into a travertine wall beside the garage, under a deep white canopy.

The house is drawn from few materials, with restraint, so that it is recognisably its own in a district of similar houses.
What Nad Al Sheba sets
Nad Al Sheba is one address in name and four sub-communities in practice, and the one a plot sits in decides a great deal. In Nad Al Sheba 3, ownership is generally restricted to UAE and GCC nationals, and the built stock is a pattern of 1,570 four and five bedroom villas by Nakheel in Mediterranean and Moroccan styles. A new house here is designed among that pattern rather than on empty ground.
The licensing authority for a plot is established for the specific plot rather than assumed from the address, through Dubai's unified building permit platform, and the studio, as a licensed practice classified to G+4, prepares and lodges the application once the authority is settled.
How the house answers it
The palette is limited to white render, timber slats and lavender. Deep, flat roof slabs step out over the white walls at the street corner and shade the openings beneath them, above a vertical-slat boundary fence and beds of lavender along the pavement. The entrance sits under a deep white canopy between timber-slat doors, with rocks and lavender set against the wall beside it.
The slats recur as the boundary fence, the entrance doors and the garage screen, so one material ties the corner, the entrance and the garage together, and a two-storey white volume with a single narrow vertical window rises above the garage screen. In a district whose built stock is Mediterranean and Moroccan in dress, the house is quiet, and that is the point.
