LKYOOB is a multidisciplinary design studio in Jumeirah 1, Dubai, offering luxury interior design as part of a fully integrated design and build practice. Founded by Moosa Swaidan, with design led by Mahra Al Ramlawi, the studio treats the interior as an extension of the architecture rather than a layer applied after it: joinery, stone, lighting and furnishing are resolved by the same team that shapes the building, under one point of control from first meeting to handover. Every commission moves through five stages, from a vision and lifestyle study through concept, integrated design development and material detailing to execution overseen by the studio itself. Interiors designed inside the architecture
There is a difference between decorating a finished space and designing the space itself. LKYOOB practises interior architecture: ceiling heights, thresholds, the position of a window seat, the depth of a wall that conceals a sliding door, all drawn as part of the building rather than furnished into it afterwards. Decoration completes an interior. It cannot rescue one.
Materiality carries much of the work. A single stone might run from the entrance hall across the living floor and out onto the terrace, so that inside and outside read as one ground. Walnut joinery is drawn wall by wall, a majlis is given its own proportion and quiet, and daylight is treated as a material in itself, admitted, shaded and placed with the same intent as the stone.
Because architecture, interiors and engineering sit within one team, the details that usually suffer are resolved early. Lighting is planned with the ceiling structure, cooling grilles disappear into shadow gaps, and thresholds sit flush because the levels were agreed months before site work began. The interior is not defended against the building process. It is part of the building process.

A full interior design service at LKYOOB includes interior architecture, joinery and material detailing, lighting direction, and FF&E selection and supervision through fit-out. Interior architecture settles the spaces themselves: proportions, openings, levels and the built elements that give each room its structure. Joinery and material detailing then translate that structure into drawings a maker can price and build without interpretation.
Furnishing is directed, not left to chance. FF&E schedules cover furniture, rugs, decorative lighting and the placement of art, planned from the earliest layouts so that each room is drawn around the pieces that will live in it. The studio sources, reviews and supervises delivery, and stays present while everything finds its position.
Penthouses and apartments bring a different discipline: the shell is fixed, so the interior carries the whole ambition of the home. Working within a tower's structure and service routes, the studio reworks plans, ceilings and joinery to give an apartment the calm and material depth of a private house. The same five stages apply, adjusted to the constraints of the building.
Five stages of an interior
An interior at LKYOOB moves through the same five stages as the house around it, with the design stages together taking six to eight months. There is no separate interiors phase added at the end: each stage carries the interior forward with the architecture.
Vision & Lifestyle Study
Two to three weeks spent understanding how you live before a single room is drawn: how you host, where the family gathers, whether the majlis sits at the heart of the house or beside its entrance. The study becomes the brief that every interior decision answers to.
Concept & Design Direction
Over four to six weeks the character of the interior takes form: the mood of each room, the first material palette, the balance of light and shadow. The direction is agreed before detail begins, so that nothing later is decoration added on top.
Integrated Design Development
Ten to sixteen weeks in which the interior is drawn together with the architecture and engineering around it. Joinery is set out wall by wall, stone is planned from inside rooms to outside terraces, and lighting, cooling and acoustics are resolved within the same set of drawings.
Materials & Details
Six to eight weeks given to the surfaces your hand will actually touch: stone slabs approved individually, walnut samples compared in daylight, hardware, fabrics and the final FF&E schedules. This is the stage where a fine interior is won or lost.
Execution & Delivery
Construction and fit-out overseen by the same studio that drew the interior. Joinery installation, stone laying and furniture placement are supervised against the original intent, through to a residence handed over complete.

Dubai's climate and its culture of privacy shape every interior we draw. Rooms are planned around shade and controlled glare, with deep reveals, screened glazing and stone floors that stay cool underfoot through the summer months. Inside, the plan is layered: a formal majlis near the entrance for guests, family rooms turned inward towards gardens and courtyards, and sightlines composed so that openness to a view never comes at the cost of seclusion.
