Design and Build in Dubai
Most villa projects in Dubai are slowed and strained by the same thing: the gap between the people who design a house and the people who build it. Design and build closes that gap. LKYOOB practises it as a single studio in Jumeirah 1, responsible for a residence from concept to handover.
LKYOOB is a multidisciplinary design studio in Jumeirah 1, Dubai, that delivers bespoke private residences through a fully integrated design and build model. Instead of appointing an architect, an interior designer, engineers and a contractor separately, the client appoints one studio that carries all of it: architecture design, interior design, engineering, landscape design, project management and execution oversight. The project moves through five stages, from a vision and lifestyle study through concept, integrated design development and material detailing to execution and delivery, and the client holds a single point of control throughout. The studio was founded by Moosa Swaidan and works on villas, penthouses and private residences across Dubai's established communities, including Palm Jumeirah, Emirates Hills, Jumeirah and Al Barari.
What does design and build mean?
Design and build means one firm answers for both the drawings and the built result. The team that shapes the architecture also plans its engineering, prices its reality, and oversees the site where it becomes a building, under one agreement and one line of responsibility.
The alternative, the traditional route, separates those duties. The architect designs, the contractor builds, and the space between their contracts is where projects lose time and money: details that were drawn but not priced, site decisions taken against the design's intent, and a client pulled in as referee between parties who each answer only for their own scope.
Done properly, design and build removes the referee's job. Questions that would have travelled between three companies are settled inside one room, and the person who explains the programme to the client is the person whose team wrote it.
What one team changes in practice
The differences are practical rather than theoretical. The drawings agree with each other, because the disciplines that produced them sat together through design development. The price is grounded, because the people who will oversee construction were present when the materials were chosen. The programme is defended by its authors rather than disputed by its inheritors.
Accountability also becomes simple. When something needs a decision, there is one phone number. When something needs correcting on site, there is no negotiation about whose scope it falls into. For a client managing a significant private investment, often from a busy life or from abroad, that simplicity is the difference between a project they enjoy and a project they endure.
None of this excuses a design and build firm from design quality. The model only makes sense when the design half of the practice is genuinely strong, which is why LKYOOB is led by its design studio rather than its site operation, with dedicated leadership for design, architecture and delivery.
One process, five stages
A design and build commission at LKYOOB runs through five stages under a single point of control. Each stage closes with the client's approval before the next begins.
Vision & Lifestyle Study
The brief is built from the client and the plot: how the household lives and receives guests, and what the site's orientation, levels and light make possible. Typically two to three weeks.
Concept & Design Direction
Massing, plan and material direction are agreed, with the delivery team already in the room so ambition and feasibility are settled together. Typically four to six weeks.
Integrated Design Development
Architecture, structure, services, interiors and landscape are developed in parallel, producing one coordinated set of drawings rather than several competing ones. Typically ten to sixteen weeks.
Materials & Details
Specifications, samples and junction details are completed and the project is prepared for accurate pricing. Typically six to eight weeks, overlapping the end of design development.
Execution & Delivery
Construction proceeds under the studio's own execution oversight, with site quality, samples and programme managed by the team that designed the residence. The programme is set against the fully resolved design and agreed before site work begins.

Building in Dubai has its own disciplines: designing for hard light and heat from the first sketch, planning privacy into the architecture, carrying approvals through the relevant authorities, and treating gardens, terraces and pools as rooms of the house because half the year is lived in them. A team that both designs and delivers here carries those lessons from one project into the next. And although the studio's centre of gravity is Dubai, commissions are taken across the United Arab Emirates, carried by the same team under the same point of control.
What does design and build cost in Dubai?
The honest answer is that it depends on the house: the built area, the structure beneath it, the extent of glazing, the depth of joinery and stone, the landscape and the building systems all move the figure, and no two briefs weigh them the same way. What design and build changes is not the arithmetic but the certainty: because design and delivery are priced as one scope, the number a client agrees to already contains the whole undertaking rather than separate fees that only meet on site.
Certainty matters more than any headline figure. A fully resolved design priced before construction protects a budget better than any negotiation afterwards, and that is what the five-stage process is for. Every LKYOOB commission is scoped individually against its brief, plot and specification.
Choosing a design and build company in Dubai
The questions worth asking any firm are simple. Who actually leads the design, and can you meet them. Will the people overseeing the site belong to the same team as the people who drew the details. Where does responsibility sit when something goes wrong. How is the price built, and what exactly does it contain.
At LKYOOB the answers are one studio, one team and one point of control. Design is led by Design Director Mahra Al Ramlawi, architecture by Head of Architecture Halit Haşimoğlu, and delivery by Head of Delivery Operations Mohammed Abdullah, under founder and Chairman Moosa Swaidan. The studio's Google rating of 4.4 from 42 client reviews reflects residences delivered this way.
Frequently asked questions
What is the difference between design and build and hiring an architect and contractor separately?
In the traditional route the architect and contractor hold separate contracts, and the client manages the gap between them. In design and build one firm answers for both the drawings and the built result, so coordination, pricing and site decisions happen inside one team with one line of responsibility.
Does design and build compromise design quality?
Only if the builder leads the designer. LKYOOB is a design studio first, with dedicated leadership for design and architecture, and its own execution oversight serving the design rather than overruling it. The model exists to protect the design through construction, not to simplify it away.
How long does a design and build villa project take in Dubai?
The design stages typically take six to eight months. Time on site then depends on the scale of the villa, its basement works and the depth of its specification, so the construction programme is set against the fully resolved design and agreed with the client before work begins.
Does LKYOOB handle authority approvals?
Yes. Preparing and managing documentation for the relevant Dubai authorities is part of the integrated scope, carried by the same team that produces the design, so approvals proceed in parallel with the project rather than interrupting it.
Can LKYOOB take over a project that has already started?
Sometimes. It depends on the state of the design, the contracts in place and what the client needs. The honest first step is a review of the drawings and the site, after which the studio will say plainly what it can and cannot take responsibility for.
Where is LKYOOB based?
