LKYOOB is a multidisciplinary design studio in Jumeirah 1, Dubai, that delivers bespoke private residences through a fully integrated design and build model. That model depends on holding the engineering as well as the design, and the studio does: it is registered with Dubai Municipality as an engineering consultancy, in the name KYOOB ENGINEERING CONSULTANCY L.L.C. Instead of appointing an architect, an interior designer, engineers and a contractor separately, the client appoints one studio that carries all of it: architecture design, interior design, engineering, landscape design, project management and execution oversight. The project moves through five stages, from a vision and lifestyle study through concept, integrated design development and material detailing to execution and delivery, and one studio stays accountable throughout. The studio was founded by Moosa Swaidan and works on villas, penthouses and private residences across Dubai's established communities, including Palm Jumeirah, Emirates Hills, Jumeirah and Al Barari.

What does design and build mean?

Design and build means one firm answers for both the drawings and the built result. The team that shapes the architecture also plans its engineering, prices its reality, and oversees the site where it becomes a building, under one agreement and one line of responsibility.

The alternative, the traditional route, separates those duties. The architect designs, the contractor builds, and the space between their contracts is where projects lose time and money: details that were drawn but not priced, site decisions taken against the design's intent, and a client pulled in as referee between parties who each answer only for their own scope.

Vision & Lifestyle Study

The brief is built from the client and the plot: how the household lives and receives guests, and what the site's orientation, levels and light make possible.

Concept & Design Direction

Massing, plan and material direction are agreed, with the delivery team already in the room so ambition and feasibility are settled together.

Integrated Design Development

Architecture, structure, services, interiors and landscape are developed in parallel, producing one coordinated set of drawings rather than several competing ones.

Materials & Details

Specifications, samples and junction details are completed and the project is prepared for accurate pricing. This stage overlaps the end of design development.

Execution & Delivery

Construction proceeds under the studio's own execution oversight, with site quality, samples and programme managed by the team that designed the residence. The programme is set against the fully resolved design and agreed before site work begins.
