Engineering Consultancy in Dubai for Private Residences

An engineering consultancy is the practice a building's drawings are produced and submitted under, and in Dubai a villa cannot be permitted without one. LKYOOB is registered as one with Dubai Municipality, and the engineering sits inside the same studio that designs the house rather than in a separate office the owner has to go and find.

LKYOOB is a licensed engineering consultancy based in Jumeirah 1, Dubai, registered with Dubai Municipality under licence 809267 in the name KYOOB ENGINEERING CONSULTANCY L.L.C. The register classifies the practice as Engineering Consultants, with Construction Engineering Services to G+4 and Architectural Design Consultancy to G+4, meaning a ground floor and four storeys above it, which is the range nearly every private villa in Dubai sits within. Its work is the private residence: new villas, complete transformations of existing houses, extensions, demolition and rebuild, and penthouse and apartment interiors. Structural and services engineering are held in the same team as architecture design, interior design, landscape design, project management and execution oversight, so the engineering is resolved beside the architecture rather than after it. Founded by Moosa Swaidan, the practice prepares and submits authority documentation itself rather than handing it to a separate consultant. Commissions run across Dubai's established communities and elsewhere in the United Arab Emirates.

What does an engineering consultant actually do on a villa?

The consultant is the practice that answers for the engineering design of the house and for the file that reaches the authority. It is not advisory work at the edge of a project. An owner in Dubai cannot lodge a villa permit application personally: the appointed consultant opens it and carries it, which makes choosing one an early structural decision about how the whole commission will run rather than a piece of paperwork somewhere near the end. Our page on villa approvals sets out which authority each community answers to and what each one asks for.

The work itself divides into three. There is the structure: foundations against the ground actually found on the plot, slabs and spans that let the plan be the shape it wants to be, a basement where there is one, and the retaining and waterproofing that decide whether it stays dry. There is the services engineering: cooling, water, drainage, power, extraction and the routes all of them take through a house without appearing in it. And there is the coordination of both with the architecture, which is where most of the value sits, because a beam discovered late is an argument and a beam known early is a ceiling detail.

The consultant's responsibility does not end when the permit is granted. The drawings have to survive the site, which means answering the questions a build throws up by reference to the design rather than by improvisation, and inspecting what is built against what was drawn. At LKYOOB that continues under the studio's own execution oversight, so the practice that engineered the house is the practice checking it.

What does G+4 mean, and why should an owner care?

G+4 means a ground floor and four storeys above it. It is not a description of ambition but a classification: the scale of building the register records a practice as competent to design. LKYOOB carries it twice, for Construction Engineering Services and for Architectural Design Consultancy, which is why one registration covers both halves of a residence rather than only one of them.

It matters to an owner because the classification is checked before a submission is, not after. Abu Dhabi states the position most plainly of the emirates: only firms holding a valid classification with the department may apply on permit services at all. A practice appointed outside what its registration permits does not fail at the drawings; it fails at the door, and the owner discovers it at the point where a project has already committed time.

For a private villa the practical reading is simple. Almost every house in Dubai's established communities sits inside G+4, so the question for an owner is rarely whether a consultancy is classified high enough. It is whether the same practice can carry the architecture, the interiors and the engineering under one appointment, or whether the house will be drawn by one firm and engineered by another with a contract between them.

Where the engineering enters, and it is early

The engineering is not a stage of its own at LKYOOB. It runs inside the same five stages every commission follows, which is the point: a house engineered from the third stage onward is a house being corrected rather than designed.

01

Vision & Lifestyle Study

Before the engineering has anything to resolve, it has something to check. The plot is read for its ground, its levels and its constraints, and the approval path is established, since the authority a plot answers to shapes what may be submitted and in what order.

02

Concept & Design Direction

The first architecture is tested against what can be built while it is still cheap to change. Spans, levels and the position of any basement are discussed at concept rather than discovered later, so the direction a client approves is one the engineering has already agreed to.

03

Integrated Design Development

The longest stage, and the one this model exists for. Structural and services engineering develop alongside the architecture, interiors and landscape in one drawing set, so a cooling route and a ceiling design are settled in the same conversation instead of colliding on site.

04

Materials & Details

Junctions are engineered as well as drawn: how stone is fixed, how a facade sheds water, how a shading element is carried and how the details behave in this climate. The documentation is completed to the standard the authority expects and the site can build from.

05

Execution & Delivery

The permit file is submitted and carried by the same practice, and construction is inspected against the drawings it approved. Questions from the site are answered from the original engineering rather than negotiated between firms.

Where we are appointed

Each of Dubai's established communities answers to its own mix of authority and master developer, and the appointment has to suit the path a plot actually sits on.

  • Palm Jumeirah
  • Emirates Hills
  • Jumeirah
  • Al Barari
  • Dubai Hills Estate
  • Jumeirah Bay Island

A Palm Jumeirah villa is permitted through Trakhees, while a villa in Emirates Living goes to the municipality with Emaar's consent obtained first, and the sequence changes accordingly. Elsewhere in the country the pattern repeats with different doors: Abu Dhabi's Department of Municipalities and Transport through the TAMM portal and its Binaa platform, Sharjah City Municipality through accredited engineering offices, and Ras Al Khaimah through the RAK Digital portal, where no structural work above ground may begin before the permit is in hand. Reading the right path first is part of the engineering, not a separate errand.

United States

The studio also works in the United States, in Texas and Florida. The team, the process and the standard of finish travel with the commission; what changes is the climate, the local codes and the way a house sits on its plot, and those are answered on their own terms.

What does an engineering consultant charge in Dubai?

It follows the scope rather than the building. Whether the appointment covers engineering alone or the architecture and interiors with it, how far the documentation is taken before construction, how much structure the design actually asks for, and whether the practice stays responsible through the build all move what the work involves. An appointment for a set of structural drawings and an appointment for an integrated residence carried to handover are different undertakings and should not be expected to sit in the same place.

What can be said without a figure is where the money is really decided. A structural question settled on paper costs a fraction of the same question settled once the site is open, and an appointment that separates the engineer from the designer tends to produce more of those questions rather than fewer. What an appointment here covers is written down against the particular plot and brief before any of it starts, so an owner knows what they have bought and what they have not.

Why the engineering belongs in the same studio as the design

The usual arrangement puts the architecture in one office and the engineering in another, joined by a contract and a drawing issue. Each party is competent and each answers for its own package, and the gaps between the packages become the owner's problem, usually found on site at the moment they are most expensive to solve. The owner ends up arbitrating between two firms about a house neither of them holds entirely.

LKYOOB was structured the other way. Architecture design, interior design, engineering, landscape design, project management and execution oversight are six disciplines inside one team, under founder and Chairman Moosa Swaidan, with design led by Mahra Al Ramlawi, architecture by Halit Haşimoğlu and delivery by Mohammed Abdullah. There is one appointment, one drawing set and one practice to hold answerable from the first study to handover. The studio holds a Google rating of 4.4 from 42 reviews.

Frequently asked questions

What should I ask a practice before appointing it as my engineering consultant?

Four things, and they are all checkable. What the register says the practice is classified for, and whether that covers your house. Whether the same team also carries the architecture and interiors, or whether you will be coordinating two appointments yourself. Who will actually be on site once the drawings are issued. And which authority your particular plot answers to, because a practice that cannot tell you that before it is appointed will be learning it at your expense afterwards.

Is LKYOOB a licensed engineering consultancy, and what is the licence number?

Yes. The practice is registered with Dubai Municipality as KYOOB ENGINEERING CONSULTANCY L.L.C under licence 809267, classified as Engineering Consultants, with Construction Engineering Services to G+4 and Architectural Design Consultancy to G+4. The register is public, and an owner is entitled to check the standing of any practice before appointing it.

What does G+4 mean on a Dubai Municipality classification?

A ground floor and four storeys above it. It is the scale of building the register records the practice as competent to design, and nearly every private villa in Dubai's established communities sits within it. LKYOOB holds it for both construction engineering services and architectural design consultancy, so one registration covers the engineering and the architecture rather than only one of them.

Does LKYOOB do the architecture as well as the engineering?

Yes, and that is the reason the engineering is worth appointing here. Architecture design, interior design, engineering, landscape design, project management and execution oversight sit within one team, so the structure is developed with the plan rather than fitted to a finished one. An owner makes one appointment instead of coordinating a consultant against a designer.

How long does the engineering stage take?

The house sets it rather than a calendar. What the structure is being asked to do, whether there is a basement, how much of the ground is known before design begins, how far the documentation is taken, and the review the authority and any master developer return all move it. The programme is set against the specific plot and brief once both are understood, and agreed rather than assumed.

Can LKYOOB take over the engineering on a project already under way?

Sometimes, and the answer turns on what has already been lodged. A design still on the drawing board is one situation; a file that has been through a round of authority comment under another practice is a different one, and taking responsibility for someone else's submission is not something to agree to lightly. The studio reads the drawings and the file first and then says plainly which parts it will stand behind.

Where is the LKYOOB studio?

At Office 02, Dubai Marine Beach Resort, Jumeirah 1, Dubai. Clients are welcome by appointment, and for an engineering conversation it helps to bring the plot plan and anything already drawn or submitted.
