LKYOOB is a multidisciplinary design studio in Jumeirah 1, Dubai, that provides villa fit-out as the final act of its own design work. Fit-out carried by the studio that designed it
In most of Dubai the fit-out is a separate trade. A design firm hands over a drawing set, a fit-out contractor prices it, and from that moment two companies with different interests interpret the same interior. Gaps in the drawings become variations, variations become compromises, and the finished villa drifts away from what was approved. LKYOOB was structured to remove that handover. The interior is drawn, engineered and executed inside one studio, so the drawing set and the site never argue.
We prove the fit-out before we roll it out. Physical samples of every stone, timber, metal and fabric are approved against the drawings, and a benchmark room is completed and signed off before the same finishes are carried through the rest of the villa. In our experience this single discipline prevents more disappointment than any clause in a contract, because the client approves a real corner of the house, not a rendering of one.
Villa fit-out is also a different craft from commercial fit-out. A commercial programme optimises for speed, repetition and lettable floors. A villa is one family's private house: the joinery is one-off, the stone is selected slab by slab, services must disappear into rooms that will be lived in for decades, and the client walks the site with us. The pace, the tolerances and the manners on site are all different, and we have learnt to plan for that from the first meeting.
What does a villa fit-out service include?
A full villa fit-out includes joinery, stone and hard finishes, decorative and architectural lighting, sanitaryware and ironmongery, and the coordination of mechanical, electrical and plumbing services, all installed to the drawing set and inspected against it. It covers wardrobes, kitchens and vanities, wall and floor finishes, ceilings and shadow gaps, doors and their hardware, and the final dressing of each room to the approved scheme.
The less visible half of the service matters just as much. MEP coordination decides where air moves, where light falls and where nothing interrupts a stone wall, and it has to be resolved before the first panel is fixed. Because our engineers sit beside our interior designers, those decisions are made on paper, in the design stages, rather than argued out on site.
The same service applies to existing villas. A refurbishment fit-out begins with an honest survey of the structure and services behind the finishes, then rebuilds the interior to the new drawings, keeping what deserves to stay and replacing what does not. Five stages, one drawing set
Fit-out quality is decided long before anyone is on site. Every LKYOOB commission moves through five stages, and the design stages together take six to eight months.
Vision & Lifestyle Study
Before any fit-out can be specified, we study how the family actually lives: who cooks, who entertains, who needs quiet, how the household moves through the house. Two to three weeks of listening become a room by room brief that the finished fit-out will later be measured against.
Concept & Design Direction
The character of the interior is set here: the palette of stone and timber, the temperature of the light, the weight of the joinery. Four to six weeks, closing with a direction the client has agreed before any detail begins.
Integrated Design Development
This is where a fit-out is won or lost. Architecture, interiors, engineering and landscape grow into one coordinated drawing set across ten to sixteen weeks, with mechanical, electrical and plumbing services routed so they never collide with a finished surface.
Materials & Details
Every material is sampled and approved, every junction between stone, timber and metal is drawn, and benchmark specifications are fixed. Six to eight weeks, and when the stage closes, the fit-out can be priced and built without interpretation.
Execution & Delivery
Construction and fit-out proceed under the eye of the same studio that produced the drawings. Samples are checked against approvals, benchmark rooms are signed off, and the villa is handed over as it was designed, watched by the same studio until the day the family moves in.

Dubai's climate is unforgiving to a careless fit-out. Heat, humidity and salt air punish poorly specified timber and badly detailed junctions, so we select and detail materials for the Gulf rather than for a catalogue photographed elsewhere. Privacy matters as much: our sites are closed, our teams are briefed, and a family's house is not content for anyone's feed. There is no honest single answer, because the cost of a fit-out is driven by choices rather than floor area alone. The extent and complexity of the joinery, the stone selected and how it is matched, the lighting scheme, the condition of the services in an existing villa: these move the figure far more than the size of the house. That is why every LKYOOB commission is scoped individually, against your rooms and your ambitions, not against a rate card.
What we can say plainly is that a fully resolved design protects a budget.
